Performed QA on Single Head Ductless unit. Homeowner mentioned that it worked great except yesterday and today it did not warm the room up in the morning. Went through system and ran in heating and cooling modes. Checked wiring and cleaned air filters. Poured water through condensation drain to make sure it was draining. Reviewed Remote control operation with homeowner. Found that where she keeps the controller the signal does not get to the indoor unit so it is not actually changing the temperature. Showed her how to use the controller and that the indoor unit will beep anytime a change is made to indicate is received the signal. System is operating to standards at this time. Completed checklist form in system. No additional follow up needed.
Returned to site to perform a visual inspection of the Hot Water Heater which was not done during the Heating Inspection. Bradford White water heater is from 2012. Water heater is in working condition. Turned the water temperature up as it was set to “Pilot” when I arrived. Allowed water heater to heat up and shut off. Inspected piping and the water heater. Found no signs of leaking at this time. Water heater is in working condition. Due to age would recommend replacement of the water heater.
Returned to site to install the universal pressure switch. Turned power off to system and removed the old Pressure Switch. Installed the universal pressure switch. Found loose connections on the wiring so I added new wiring connectors. Resorted power to the system and put into operation. Tested the system in heating mode and the REME turned on/off with the blower. Switched system to Fan only and lowered the blower speed down to 55%. REME was working and then shut off. Tested voltage on the plug and was reading 27 Volts. Removed the cover of the REME and could smell that it had burned up. Wiring was correct and voltage was reading correct. Something internally has failed with the REME. Spoke with the homeowner and let him know of what happened. At this point he does not want to deal with the REME since we have been there multiple times. He asked if we can remove the REME altogether and he gets a refund. Will speak with Joe and let him know of the situation.
Upon arrival spoke with homeowner about issue. He said the REME LED was not turning on when the system was running. Turned the Blower Fan on to test. The REME was not turning on. Measured pressure across the switch at around 0.18” WC, with the switch rated at 0.14” WC. Increased the Blower speed in increments of 10% starting at 55% until the REME would turn on at 85%. Left blower speed set to 85%. Turned system to heating mode and in second stage heating the REME would also turn on. Tested in AC mode and it was not enough airflow/pressure to turn the REME on. Moved the locations of the tubing for the pressure switch in the ductwork and that did not change the readings. REME is currently working in Heating Mode and Constant Fan. Let Lee know we would see if there is either a lower rated Pressure switch we can use, or if there is a relay that we could install instead of the pressure switch. Let him know we would follow up with him next week.
Reviewed equipment and took measurements. Created and provided quote for replacement options. Need to review to see how we will get equipment on the roof and if there are other options that meet tax credit that are non inverter.
Inspected ductwork and building construction to see if there were ways to improve the 5 deg f difference between the office and bedroom on the 2nd floor. Identified each duct. Measured airflows with flow hood. Need to perform Manual J load calculation for space to determine best solutions.
Checked filter, inspected coils, checked electrical, checked delta t, cleared drain, checked capacitor, checked pressures.
Water heater replacement. Electric water heater. Newtown Square water heater.
Changed filters, blew out drains, inspected coils, checked electrical, checked temps, checked outdoor coils.
Performed walk through on site to review equipment. All units are GSZ heat pumps for apartments. No unit are labeled from the ones reviewed. Inspected 2 units with noise concerns at indoor unit, airflow adjustments were made by Jason from site maintenance. Air handlers are in closets, wall hung Goodman AWUF with electric backup heat. No charge for todays visit.
Performed QA on Trane Gas Furnace/AC system. Reviewed installation with homeowner. Installed the Gateway and connected the thermostat to Wifi and the Total Connect App. Homeowner mentioned that last night was the first night they turned the system on and it blew dirt and dust all over the bathroom. Found the system was not setup/programmed so the blower fan was running at over 1600 CFM for a 2 - Stage / 3-Ton System. Programmed system and setup enhanced ramping profile. Also had to seal around return where there was a large amount of air leakage. Will need to return to insulate a section of the supply trunk. There is a section along the bottom that has no insulation. Will need 2 pieces 12’ x 60” of R-8 Wrap to wrap the section of trunk. The furnace is in an attic space so schedule in the morning if possible. I told them we would schedule to come back in the next few weeks. Will also need to cut out the ez trap and pipe a new one in because it is directly under the gas piping. You can
